Kratek opis:

Hiša se nahaja v Bežigradu, 5min stran od centra. V bližini je vsa potrebna infrastruktura: vrtci, šole, banke, pošte, avtobus, obvoznica,... Hiša je protipotresno grajena. Leta 2017 je bila deležna popolne renovacije: menjava strehe, nova fasada, nova okna, vrata (zunanja in notranja), menjava vodovodnih intalacij, delna menjava električnih inštalacij (večina...ne pa vse), nova izolacija v kleti, menjava tal, obnova sten. Ima tudi popolnoma novo opremo. Opremljena je v celoti, razen klet je delno opremljena (opravljena so večja dela).

Hiša ima ogrevanje prostorov in vode na toplotno črpalko, urejene vse meje, zamenjano ograjo med sosedi in tudi zunanjo. Prav tako je bilo menjano dvorišče in narejen nov nadstrešek za avto. Hiša je sedaj resnično ekonomična (zelo nizki stroški) in prijetna za bivanje. Sestoji iz treh etaž. Pritličje zajema hodnik, pralnico/sušilnico, wc, dnevno sobo in kuhinjo, ter izhod na teraso. V 1 nadstropju so 3 sobe (spalnica in dve manjši sobi), kopalnica, utility in manjši balkon. V kleti pa je popolnoma samostojno stanovanje z lastnim vhodom: obsega velik vhod, 2 sobi, kuhinjo, kopalnico in wc. (primerno je tudi za oddajanje). Hiša ima tudi garažo (primerna za shranjevanje stvari). Hiša je prosta bremen in vpisana v ZK.

ZELENA OAZA SREDI MESTA - Moderen Dizajn / Udobje / Ekonomičnost / Top lokacija

Hiša leži na zelo lepi lokaciji znotraj Bežigrada. Je izjemno ekonomična, svetla in ponuja veliko udobja. Leta 2017 je bila celotna hiša popolnoma renovirana. Uporabljeni so bili kvalitetni materiali. Prostori so bili zasnovani tako, da ponujajo maksimalen izkoristek, praktičnost in pretočnost. Kuhinja in jedilnica imata open floor plan z izhodom na veliko teraso. Iz terase vodijo stopnice na čudovito urejen vrt in ploščad, ki se nahaja pod veliko češnjo. Vrt ima veliko sadnih dreves. Poleg češnje sta tu še dve hruški, dve jablani in pa breskev. Ostalo je okrasno rastlinje: zimzelena meja je ponekod narejena iz lovorikovcev ponekod pa iz cipres (v kratkem bo to postala prava zelena oaza sredi mesta). Na vrtu so posajeni še japonski bor, črni bor, 2x japonski javor, 2 japonski češnji (rdeče in zeleno listna), bezeg, ter manjši borovci in grmovnice + rože in dišavnice. Na vrtu se nahaja še manjša lopa, ki je primerna za shranjevanje vrtnega pohištva in orodja. Prav tako pa so na vrtu še 3 visoke grede, kjer lahko sadite svojo zelenjavo čez celo leto.  

Nadstrešek za avto prejme 2 avtomobila in je narejen iz kovinske konstrukcije (konstrukcija je vročecinkana in prašno barvana) s stekleno streho (kaljeno steklo, debeline 1cm + UV zaščito), ki je odporna na točo in večje vremenske udare in je tudi pohodna. Hiši pripada tudi veliko dvorišče, kamor lahko parkirajo še najmanj trije avtomobili. Ograjeno je z ograjo, ki nudi veliko zasebnosti (+ drsna vrata na daljinsko upravljanje). Hiša ima tudi garažo, ki je namenjena shranjevanju stvari.

Zamenjana je bila streha (40let garancije), na podstrešju je bila dodana izolacija, menjana je bila fasada (15cm, paraprepustna). Po celotni hiši so nova troslojna okna z roletami in ponekod tudi komarniki. Menjana so bila tudi zunanja in vsa notranja vrata. V dnevni sobi je originalen parket, ki je bil obnovljen. Originalno je še stopnišče, ki povezuje P in 1. nadstopje (stopnice so iz masivnega hrastovega lesa). Povsod drugod pa so po hiši nova tla (vinil in laminat). Menjana je bila tudi večina radiatorjev in pa celotna vodovodna inštalacija. Električne inštalacije niso bile menjane v celoti (so pa menjane v veliki večini). Stikala so zamenjana v celoti ter dodane prostorske in ambientalne luči z led žarnicami. Ogrevanje hiše in vode je na visokotemperaturno toplotno črpalko (Orca Coolwex Duo/Double 300 s 300 litrskim bojlerjem za vodo, zunanja enota: Mitsubishi Electric Zubadan).  

Hiša je sestavljena iz treh etaž. (K+P+1) Pritličje in 1. nadstropje se uporabljata skupaj. Klet pa je zasnovana kot samostojna stanovanjska enota.

V pritličju se nahaja manjši vhod, hodnik z omaro za čevlje in plašče, pralnica/sušilnica (z omarami po meri in visokokvalitetnim pralnim in sušilnim strojem), dnevna in kuhinja, ki sta povezani v en prostor (open floor living). V dnevni je velika sedežna in jedilnica. Kuhinja je narejena po meri in zasnovana tako, da združuje praktičnost in lep dizajn (hladilnik, zamrzovalnik, pečica, napa, pomivalni stroj, ambientalne led luči nad pultom, stekleno ozadje, ter veliko uporabne površine). Iz kuhinje in dnevne sobe sta dva izhoda na veliko teraso, ki ima prav tako ambientalne led luči in pa stenske luči - v terasi se tako lahko uživa podnevi in tudi v večernih urah.

V prvem nadstropju pa so hodnik z veliko 4m omaro (narejeno po meri), prostorna kopalnica z wc-jem in veliko banjo, utility, manjši balkon (ki gleda na dvorišče) in 3 sobe: spalnica (ki ima veliko posteljo, 2.4m omaro in komodo) in dve manjši sobi (v eni je trenutno raztegljiv, kvaliteten kavč in pisalna miza, v drugi pa velika 3m omara in pisalna miza).

Klet pa ima popolnoma ločen vhod in je zasnovana kot samostojno stanovanje. Tu se nahaja velik vhod, 2 sobi (1 je že opremljena s posteljo in omaro), kopalnica s tuš kabino, wc in kuhinja s celotno opremo (hladnilnik, zamrzovalnik, pečica, napa, pomivalni stroj). Števce za elektriko se še lahko loči - če bo potreba, voda in ogrevanje pa je skupno celi hiši. Hiša se prodaja popolnoma opremljena in je tako pripravljena za takojšnjo vselitev.

GREEN OASIS IN THE MIDDLE OF THE CITY - Modern Design / Comfort / Economic Living / Top location

The house is situated in a very beautiful location within Bežigrad. It is extremely economical, bright and offers great comfort. In 2017 the whole house was completely renovated. Good materials were used. The rooms were designed to offer maximum efficiency, convenience and a nice flow throughout the space. The kitchen and dining room have an open floor plan with exit to the large terrace. From the terrace, the stairs lead to a beautifully landscaped garden and platform, which is located under a lot of cherry. The garden has many fruit trees. In addition to cherry, there are two pears, two apple trees and peach. The rest is ornamental vegetation: the evergreen border is sometimes made of cloves, and sometimes in cypress (in a short time it will become a real green oasis in the middle of the city). In the garden, Japanese pine, black pine, 2x Japanese maple, 2 Japanese cherry (red and green leafy), leeches, and small pine trees and shrubs + flowers and aromas are planted in the garden. In the garden there is even a small hole that is suitable for storing garden furniture and tools. There are also 3 high beams in the garden, where you can plant your vegetables all year round. The car deck carries 2 cars and is made of metal construction (hot and powdered construction) with a glass roof (toughened glass, 1cm + UV protection), which is resistant to hail and more weather blows and is also hiking. The house also has a large courtyard, where at least three cars can be parked. It is enclosed with a fence that offers a lot of privacy (+ sliding door to remote control). The house also has a garage which is intended for storing things. The roof was replaced (40 years warranty), insulation was added to the attic, the facade was changed (15cm, paraprasustna). Around the whole house there are new three-layered windows with shutters and, in some cases, mosquitoes. The exterior and all interior doors were also changed.

In the living room is the original parquet, which was restored. It is also original staircase connecting P and 1 (stairs are made of solid oak wood). Everywhere else, there are new floors around the house (vinyl and laminate). Most of the radiators were replaced and the entire plumbing installation. Electric installations were not fully changed (but they were largely changed). Switches are replaced completely and added spatial and ambient light with LED bulbs.

The heating of the house is on a high-temperature heat pump that heats water and space. (Orca Coolwex Duo / Double 300 with 300 liter water heaters, external unit: Mitsubishi Electric Zubadan).

The house consists of three floors. (B +G + 1) The ground floor and 1st floor are used together. The cellar is designed as an independent housing unit.

On the ground floor there is a small entrance, a hallway with a cabinet for shoes and coats, a laundry / drying room (with custom cabinets and high-quality washing and drying machines), open living living and kitchen. In the living room there is a large seating area and a dining room. The kitchen is custom made and designed to combine practicality and beautiful design (refrigerator, freezer, oven, hood, dishwasher, ambient light leds above the counter, glass wallpaper, and a lot of usable surfaces). From the kitchen and living room, there are two exits to a large terrace, which also has ambient light and a wall light - it can be enjoyed in the terrace in the evenings and even in the evening.

On the first floor there is a hall with a large 4m cabinet (made to measure), a spacious bathroom with a toilet and a large ban, utility, a small balcony (overlooking the courtyard) and 3 bedrooms: a bedroom (which has a large bed, a 2.4m wardrobe and chest of drawers) and two smaller rooms (one is currently expandable, a good quality sofa and a desk, and in the other a large 3m wardrobe and a desk).

The basement has a completely separate entrance and is designed as an independent apartment. Here is a large entrance, 2 rooms (1 is already equipped with a bed and wardrobe), bathroom with shower, toilet and kitchen with all the equipment (refrigerator, freezer, oven, hood, dishwasher). The electricity meters can still be separated - if the need, water and heating are in the whole house.

The house is fully furnished and ready for immediate occupation.
