Spodnje Gorje - building land for the construction of a residential house, in a beautiful location.

The land is located near the Vintgar Gorge, just a 3-minute drive from Bled. 

The plot is interesting both because of its location and its size; it measures a total of 828.00 m2 and is on a slight slope. In the next phase, the subdivision of the land will be arranged according to the conceptual design shown in the images.  

Access to the land will be provided via the future access road, in which the new owner of the land will also be a co-owner (up to 1/2). The price per m2 of the access road is the same as the price per m2 of the land, i.e. 250 EUR/m2 - the size of the access road will be known after the subdivision is completed). 

The minimum building plot for the construction of a residential house in the Municipality of Gorje is 400.00 m2 - theoretically, it would therefore be possible to build 2 buildings on the land (from this perspective, the land also represents investment potential). 

Other conditions and restrictions:

  • The land is located in an area of residential surfaces for single-family and two-family buildings
  • Conditionally permitted activities also include:
    - hospitality accommodation activities (only renting private rooms and apartments to guests),
    - office and business activities, service activities (except maintenance and repair of motor vehicles) and personal service activities, whereby the area of the premises for the activity may not exceed 30% of the gross floor area of an individual residential building.
  • In residential buildings, conditionally permitted are buildings 12111 Hotels and similar buildings for short-term accommodation: accommodation buildings (apartments). Their total area may not exceed 50% of the usable area of the residential building. The apartments are intended for rental as the owner's activity, which must be evident from the design of the building and installations (shared connections without sub-meters, shared heating).
  • Building coverage factor: 35%
  • Share of open living areas: 30%
  • Dimensions:
    - the floor plan is elongated with an aspect ratio of at least 1:1.2 and may be articulated;
    - height dimensions: up to (K) + G + M with the ground floor level up to a maximum of 1.20 m above the natural terrain and the height of the knee wall in the attic up to 1.20 m; one-storey buildings with the ground floor level up to a maximum of 0.30 m above the natural terrain and the eaves height up to 5.50 m above the ground floor level
  • Permitted roof pitch is from 38° to 45°
