What the data represents.
Sales prices are the prices that are given to Tax authority by the seller at each sale of the real estate as the actual executed sale price of the real estate.
Data is obtained from the Surveying and Mapping Authority of the Republic of Slovenia every end of the current month.
Price calculation per m2
- Apartments
When calculating the average value per m2 for apartments, for other areas, except the usable area of the apartment, such as basement, garage, balcony, terrace, a correction factor of 0.5 is used. "So Price / m2 is calculated: Transaction value / ( Living area + 0.5 x (other areas)).
- Houses
When calculating the average value per m2 for houses, the total gross area of the house is used in the calculation, and for other areas (eg garage, associated facilities, etc.) a correction factor of 0.25 is used. The area of the belonging land is not taken into account when calculating the price per m2. So Price / m2 is calculated: Value of the transaction / (Gross floor area of the house + 0.25 x (other areas)).
