In an exceptional location in the Old Town of Ljubljana, we are selling a spacious and bright 3-bedroom apartment, located on the 2nd floor of an old burgher building built in 1600. There are 5 apartments in the house and a commercial space on the ground floor.

The apartment has a net area of 95.30 m2 and is oriented E-W. On the eastern part there is an entrance, an entrance hall, a bedroom of 17,60 m2 with windows overlooking the inner atrium oriented to the castle side where the morning sun shines, a bathroom and a separate toilet. The living and living areas are oriented to the west side, with views of the old town, the Ljubljanica river and the NUK. The heating of the apartment is provided locally by a condensing natural gas boiler, which also provides domestic hot water, and there is a gas cooker in the kitchen. The beautiful Art Nouveau fireplace stove is not in use, but is a nice decorative addition to the living area. Due to the way the building is constructed and the orientation of the exterior walls, the apartment has no need for cooling in the summer months. However, it is possible to install air conditioning. 

The building was built at the foot of a steep hillside, on a strip foundation, topped with solid brick walls, some of which are also made of natural stone. The building is protected under cultural heritage regulations. The floor structures are prefabricated wooden beams, partly reinforced concrete, the floor coverings are mainly parquet and ceramic. The internal load-bearing and partition walls are also made of solid brick.

The renovation of the roof and façade is planned, with municipal co-financing.

Parking is possible in the vicinity with an annual permit or through a permanent lease of a parking space in the Kongresni trg parking house.

The building is storeyed and has a manager, the apartment is ZK regulated and free of encumbrances.
