We are selling 6 beautiful, flat building plots on the old Šmarska cesta in Koper, with well-organized infrastructure, with a shared pool (for cheaper use), all the necessary easements and in the process of obtaining a building permit.

Each plot has its own regulated access, all necessary approvals and a building permit obtained in the shortest possible time. It is still possible to change the plan of the house with a small additional payment of the architect's costs.

Possible construction of a turnkey house or by agreement.

THE OFFER IS TO PURCHASE OF ONE OF 6 PLOTS for the construction of one independent single-family HOUSE

It is a larger plot for which construction documentation is being processed and on which 6 single houses can be built.

We have prepared a beautiful project of 6 independent houses, each with a closed garage, modern design and a very nice and useful floor plan. Each plot has a well-maintained access road. The project can be changed as desired, but only until the end of September 2023. In order to optimize the costs of both implementation and subsequent use, we prepared a common plot in the middle, on which we planned a common pool that all owners of all six houses will be able to access. The advantage is that the land next to each house is saved, because everyone would like to have a swimming pool, but it would only take up a good part of the greenery belonging to the house, and the use of the swimming pool, we know, is quite modest. So it is better to have one in common and the cost of maintaining it is reduced by 6x. Construction of a pool and co-ownership of the pool is not necessary.

The terms of purchase are very simple and safe for the buyer, namely:

Each plot is now worth the same, because the only thing that counts is that one house can be built on it. The size of the plot does not affect the price. Now you can choose the ideal one for you.

METHOD OF PAYMENT:

EUR 10,000 have to be paid as a down payment upon signing the contract,

EUR 90,000 + EUR 22,000 VAT have to be paid within 60 days from the signing of the sales contract, upon handing over the certified sales contract, and the plot is transferred to the buyer free of encumbrance in its entirety,

EUR 35,000 + EUR 7,700 VAT have to be paid upon obtaining the building permit,

EUR 17,000 as part of the communal contribution for an individual house have to be paid after obtaining a building permit, before the start of construction (the rest of the communal contribution is paid by us, because there will be more to pay).

ALL PAYMENTS AS WELL AS THE SALE AGREEMENT GO THROUGH THE FIDUCIARY ACCOUNT WITH THE SELECTED NOTARY. This is to ensure the maximum security of the contracting parties.

We can also agree on the construction up to a certain construction stage, both the classic way (brick/concrete), as a prefabricated system with galvanized steel profiles as the basic structure instead of wooden prefabricated construction (it is stronger than wooden and durable), or as YTONG construction systems (construction manufacturing phase or turnkey by agreement).

I am shure that the offer is fair and safe for the buyer, because the seller has a serious interest in cashing out the rest of the purchase price, so he will try to get this part of the purchase price as soon as possible, of course, conditional on obtaining a building permit. We have an architect on staff and we are doing construction work, so we can discuss the details further. However, you are in no way bound to our services. You are only bound until you obtain a building permit, then do as you wish.
