The building is a wooden prefabricated Jelovica house, built according to the OPTIMA+ system, which represents an improved version of the proven Optima prefabricated system, intended for buyers who want a higher energy standard, improved thermal insulation, greater airtightness, and a more refined construction.

a) on the ground floor - an entrance hall, corridor, open and very bright central living area combining the kitchen, dining room, and living room, with access to a spacious covered terrace that represents a summer extension of the living space; on this floor there is also a bedroom with a bathroom, a separate toilet (for visitors), a utility room (laundry), and a wellness area with a sauna, shower, and relaxation space; the total area of the ground floor is 105 m2,

The living space is sensibly and practically connected to the spacious terrace, from which there is an exceptionally beautiful view of Stol and the other Karavanke mountains.

The rooms are fully furnished; all furniture is of high quality, custom-made with taste, and installed with thoughtful practical usability.

The building is excellently insulated, heated with natural gas and an installed underfloor heating system; living costs in the building are thus extremely low (almost zero-energy house).

The total surface area is 190.50 m2, of which 151 m2 are usable areas inside the house, with the remainder accounted for by the terrace and external surfaces (extension and canopy).

The land measures 711 m2; the larger part of the land is a courtyard, which is very well made with a polished concrete surface; around the building are green grassy areas. The land is fenced with a hedge, and in the front water area with a metal fence and sliding entrance gates.
