The premises comprise an indoor guest area, sanitary facilities, a storage room, and a kitchen, and have been newly equipped with new catering equipment, tables, and chairs (not yet shown in the photos). Permission has been obtained to offer food for student vouchers. Heating is provided via the district heating plant, with radiators, and hot water is heated by a boiler. Costs are charged according to consumption. The rental condition is a security deposit in the amount of 3 rents. The tenant may use the existing equipment, and purchase is not mandatory. A long-term lease is preferred.

LANDLORD'S CONDITION FOR CONCLUDING THE DEAL: The landlord's condition for concluding the lease agreement is that the tenant covers part of the costs of preparing the documentation for drafting the lease agreement, preparing the handover report and carrying out the handover of the property, assisting with the transfer of subscriptions or notifying the property manager and suppliers about the concluded lease relationship, preparing and storing documents and photographic material, and legal advice in concluding the lease relationship (+ VAT).

For brokerage agreements in real estate transactions concluded between business entities/legal persons - in the event of concluding a lease agreement, the tenant shall pay the agency fee in the amount of one rent (+ VAT).
