On one side, there are smaller, evenly spaced rooms suitable for offices or workrooms, while on the other side, there are larger rooms suitable for bigger offices, meeting rooms, or a combination of office and support spaces. In total, it includes 13 offices, a meeting room, a multifunctional relaxation area with a sofa set, a fully equipped kitchen with a refrigerator, ceramic hob, and microwave oven, men's and women's restrooms, and a service room.

The floor plan is suitable for companies that need a combination of smaller offices and larger shared or open work areas. The entire floor is surrounded on all sides by large windows that provide plenty of natural light.

Access to the floor is provided by elevator or staircase. Entry to the building is enabled 24/7 with secured access, and the reception operates between 7 a.m. and 7 p.m. Heating and hot water are supplied by district heating (shared cost), and electricity is metered separately for each room. The building has a central heating, cooling, and ventilation system with heat recovery. Common costs cover water consumption, waste disposal, elevator operation, reception, heating, cleaning of common areas, and shared electricity, which last year amounted to approximately 5.00 EUR/m²/month.

The offices are leased furnished and for long-term rental. Upon signing the contract, a security deposit equivalent to two months' rent is required.

LANDLORD'S CONDITION FOR CONTRACT CONCLUSION: The landlord's condition for concluding the lease agreement is that the tenant assumes part of the costs for preparing documentation, drafting the lease agreement, handover protocol, and conducting the property handover, cooperating in transferring subscriptions or notifying the building manager and suppliers about the lease agreement, preparing and storing documents, and legal advice related to concluding the lease agreement (+ VAT).

For brokerage contracts in real estate transactions concluded between business entities/legal persons – in case of concluding a lease agreement – the tenant assumes payment of agency fees amounting to one month’s rent + VAT.
