Brda is a small village in a beautiful location, among meadows and pastures, lying below the Jelovica plateau. The first records of the village date back to the 15th century. The village has only a few houses with a total of about 50 inhabitants.
The former farm we are selling has a very special location in this village; it is situated at the top of the village, in a beautiful location with a nice and open view over the entire valley and the forested Jelovica plateau.
The land on which the buildings stand measures 2,700 m2, of which 1,700 m2 is building land, and the remaining 1,000 m2 is agricultural land.

The building land is located in the area SK – residential areas with agricultural holdings, where the following conditions apply for future interventions on the land:
In residential areas with agricultural holdings (SK), the following types of buildings are permitted according to their purpose –
residential buildings, non-residential agricultural buildings, buildings for supplementary agricultural activities, buildings for craft and production activities such as small workshops, slaughterhouses, bakeries, and similar, hospitality buildings (except hotels, motels, and hotel resorts), campsites, and others…
Permitted types of activities include, among others, living with up to two dwellings per building (for spatial units with the built structure type U1 village development).
Building design – a traditional detached house (A1) is permitted – this is a building type representing a characteristic traditional house with a longitudinal floor plan, ground floor or upper floor dimensions usually with the ground floor at terrain level and a steep gable roof.
The floor plan dimensions of the building must be elongated with a side ratio of at least 1:1.5. The floor plan can also be articulated in the shape of the letters "L" and "T" provided that the main wing is noticeably longer than the other.
The building height can be in dimensions (K) + G + M, where the ground floor level is at most 1.20 m above the terrain, or in dimensions (K) + G + 1 + M, where the ground floor level is at most 0.30 m above the terrain (except in cases of flood protection measures).
The roof height is a maximum of 5.50 m above the ground floor level.
Architectural design must derive from local design traditions. Facades must be designed with characteristic emphasized door and window openings. They may include wooden architectural elements, provided their design is based on local design tradition. Balconies or porches on the gable facades of residential buildings are allowed on the gable end, extending across the entire width of the gable. Balconies or porches on the longitudinal facades are allowed on the upper floor or first slab where the building is on sloping terrain and the basement is fully excavated. They must be executed along the entire length of the building or only part of the length, starting at the edge of the building. Balcony railings must be simple, made of wooden vertically placed boards (the gap between boards must not exceed 2 cm). Turrets, polygonal and round (circular or elliptical, etc.) projections and round (circular or elliptical, etc.) balconies are not permitted. The use of materials and color selection must respect local characteristics.
Facades are white or in other very light color tones; wooden facades are allowed in brown tones or natural wood color. Intrusive, conspicuous, non-native facade colors and facade claddings made of artificial stone and ceramic tiles are not permitted.
The maximum building coverage factor in village development (U1) is 0.45.
The maximum share of open living areas is 20%.
