Studenčice near Lesce, a farm in a beautiful location, with 2.5 ha of land directly next to the farm.

Studenčice is a small village that most of the population of Gorenjska does not even know; it lies peacefully and modestly among green fields and forest areas stretching from Lesce to Žirovnica. The village has just over 40 houses; what were once farms have now mostly been converted into residential houses.

The farm for sale is something special. The main house stands in the center of the village, while the other auxiliary agricultural buildings are arranged further along the property, in the direction of the meadows, pastures, and part of the forest land that adjoins the farm as a single whole. The property is completely private and lies next to a small stream.

The usual situation found on other farms in Gorenjska is unfortunately such that the land belonging to the farms is scattered around the wider area and does not adjoin the farm.

Because of the described features, the farm is actually ideal for horse breeding, or for any activities related to horses. The location and composition of this property are also ideal for rural tourism.

The farm is located in an orderly rural environment that allows direct contact with nature, while also providing good connections to nearby urban centers and all important transport links in the Gorenjska region. The motorway access in Lesce is only a 3-minute drive away. The location also allows quick access to all other necessary services, schools, shops, and other public institutions in Lesce and Radovljica, while at the same time preserving the advantages of living in unspoiled nature and a peaceful environment.

The farm comprises a main farmhouse, followed by a larger outbuilding; opposite the farmhouse stands a larger detached garage (for a tractor and other agricultural or personal vehicles), followed by a larger canopy attached to the outbuilding and covering 200 m2 of surface area, also suitable for storing larger agricultural machinery. At the edge by the agricultural surfaces there are also three more canopies for storing wood and machinery, beyond which opens a beautiful green area of the associated meadows and pastures, extending almost 300 m in length and over 100 m in width.

A) Farmhouse was built in 1997 on the site of the old farm. It was designed to preserve all the characteristics of farm buildings from the previous century, with truly high-quality solid wooden materials and stylistically crafted details both on the exterior of the building and in the interior of the house.

It comprises:

1) on the ground floor - entrance hall and staircase, followed by the farmhouse living room (house) with a traditional farm stove), room (kamra), kitchen with dining area, boiler room, WC, bathroom, laundry room, pantry, and a pantry with its own external entrance (social room), total area 110 m2,

2. on the first floor - smaller kitchen, four rooms, bathroom, dressing room, and two balconies (gank), total 122 m2 (of which balconies 27 m2),

3. in the attic - the attic space is unfinished, but due to its height and the built dormer, the space is ideal for creating an open attic apartment measuring 91 m2; there is also an already completed balcony measuring 7 m2, and a well-built internal staircase leads to the attic,

B) Outbuilding comprises:

1. on the ground floor - a stable measuring about 120 m2, while the canopy next to the stable measures as much as 150 m2,

2. on the first floor - a hayloft with a total area of about 200 m2,

C) Garage building totals 77 m2, of which the garage measures 57 m2 and the woodshed 20 m2.

D) In the direction toward the meadows stand three canopies, each measuring about 50 m2,

E) Land totals 25,588 m2, of which about 1,200 m2 is building land on which the described buildings stand, while the remaining agricultural land measures 24,400 m2 and is used for grazing and mowing, with some forest as well.

The seller conditions the sale on the buyer reimbursing part of the costs incurred in the sale of the property.
