The production or warehouse hall was completed in 2001 and offers a total area of approximately 1,162 sqm. The property is being leased together with the surrounding land measuring 5,454 sqm.

Within the production section of the hall, a mezzanine floor has been constructed, featuring office space of approximately 160 sqm on the upper level. Above the offices, there is also a residential unit of approximately 80 sqm, comprising a kitchen, two rooms, and a bathroom.

The hall is equipped with an overhead crane with a 16-ton capacity rail system installed at a height of 5.5 m. The maximum height of the hall at its highest point reaches 10 m.

The hall currently has a stronger electrical connection of 83 kW. Expansion is possible up to 202 kW, with a maximum potential capacity of 660 kW.

The property is located in the Pokolpje region, close to the Croatian border. The location is approximately 85 km from Ljubljana and 27 km from the Zagreb–Split–Rijeka motorway.
