The house is situated at an altitude of 235 meters. Gentle breezes provide comfortable and healthy living in all seasons, and even in the summer heat the climate is very pleasant.
The garden is very beautifully arranged and planted with typical native Istrian trees: persimmon, figs, medlars, jujubes, grapevine-pergola, olive trees, palms, cherries, linden, etc. It has a terraced layout with round stone walls and well-kept stone paths, is illuminated and equipped with an automatic irrigation system and water from its own well.
The house is of high-quality construction. It was built up to the III. extended construction phase in 1985 and completed in 2004. It is clad in native Istrian stone-sandstone and has the warm, homely appearance of a true Istrian house with blue wooden shutters. It has a boiler room with central heating on oil. There is electric underfloor heating in the bathrooms and on the glazed terrace upstairs, as well as partial underfloor heating in the lower floor and apartment. The house is fully furnished.
Attached to the corner of the house is a traditional stone bread oven and a round stone barbecue, both exceptionally well made. The chimney is made of Istrian stone and works perfectly. Plans and technical preparations have been made for the installation of swimming pools.
