The house is situated at an altitude of 235 meters. Gentle breezes provide a pleasant and healthy living environment throughout all seasons, and even in the summer heat, the climate is very favorable.
The garden is very nicely maintained and planted with typical indigenous Istrian trees: persimmon, figs, medlar, jujube, grapevine pergola, olive trees, palms, cherries, linden, etc. It is terraced in shape with rounded stone walls and arranged stone pathways, illuminated and equipped with an automatic irrigation system and water from its own well.
The house is built with quality construction. It was built up to the third extended construction phase in 1985 and completed in 2004. It is clad in indigenous Istrian sandstone and has the warm, homely appearance of a true Istrian house with blue wooden shutters. It has a boiler room with central oil heating. There is electric underfloor heating in the bathrooms and on the glazed terrace upstairs, as well as partial underfloor heating on the lower floor and in the apartment. The house is fully furnished.
At the corner of the house is an attached traditional stone bread oven and a round-shaped stone grill, both exquisitely crafted. The chimney is made of stone in the Istrian style and functions excellently. Plans and technical preparations have been made for the installation of swimming pools.

The lower floor includes: an independent and fully separate three-room apartment, boiler room and laundry, garage space, storage room, workshop. Garden gazebo.
The upper floor includes: a living room with kitchen and dining area and a glazed terrace used as a social space/gym/breakfast room + a large open terrace with a canopy and a wonderful sea view, two rooms (one with access to the terrace), entrance hallway, and a bright and airy bathroom.
