In a commercial building located in the BTC business-industrial zone, we offer furnished office spaces with a total area of 875.40 m2 for rent. Part of the premises is situated on the 1st floor of a well-maintained business complex and is accessible via the main entrance with a reception, by elevator, or by stairs, while the other part is available on the 1st floor of the building’s annex, accessible by stairs.

The first part of the premises includes: a reception office, 18 individual offices, a conference room, a copy room, two kitchenette areas, separate female and male restrooms, and a server room. All offices have natural daylight as they are located along the perimeter of the floor, connected by a common internal corridor with the remaining rooms and the conference room. The orientation of the offices is north-south.

The second part of the space includes: a reception area, an executive office, three larger offices, a conference room, an archive room, a server room, a kitchenette, and separate female and male restrooms. Upon tenant’s request and expense, the floor plan layout can be adjusted. The equipment located in the offices is available for purchase.

The rental price includes 14 parking spaces in an uncovered outdoor parking lot. Additional parking spaces can be rented for 30 EUR/month.

Heating is central, with radiators (hot water). From 2026, a transition to heating via heat pumps will be implemented. The premises are also air-conditioned. Monthly operating costs are paid separately and amount to 3.80 EUR/m2 plus local tax according to the MOL decision. The building is equipped with fiber optic internet. The lease agreement is concluded for a longer period (preferably at least 3 years). The security deposit amounts to 2 months’ rent.

Archive spaces are also available for rent in the basement level of the commercial building at a price of 6 EUR/m2 plus VAT. Archive spaces range in size from 7.00 m2 to 45.00 m2.

LANDLORD’S CONDITION FOR CONCLUDING THE DEAL: The landlord’s condition for concluding the lease agreement is that the tenant assumes part of the costs for preparing the documentation for drafting the lease agreement, drafting the lease agreement, preparing the handover protocol and conducting the handover of the property, cooperating in transferring subscriptions or notifying the building manager and suppliers about the concluded lease relationship, preparing and storing documents and photographic material, and legal advice related to concluding the lease relationship (+ VAT).

For brokerage contracts related to real estate transactions concluded between business entities/legal persons – in case of concluding a lease agreement, the tenant assumes payment of agency fees amounting to one month’s rent + VAT.
