Detailed property description

Kropa near Radovljica, tourist facility – hostel »Bajta Kroparca«

Kropa is an interesting old ironworking settlement from the 14th century, located at the bottom of a magnificent natural amphitheater formed by the steep slopes of Jelovica. The old part of Kropa is protected as a cultural-historical monument, with well-preserved examples of ironworking architecture from the 17th to 19th centuries in the central part of Kropa. To this day, Kropa has retained the appearance of Upper Carniola ironworking towns: compact settlements of mighty ironworkers’ houses, with clustered huts of charcoal burners, miners, and nail makers on the hills behind.

Kropa, which already during a visit to the place represents a true leap back in time, with actually preserved ironworking architecture, is visited every year by a growing number of tourists who view the town and its history with great interest, which is presented in detail at the Blacksmith Museum. The famous ironworkers’ houses, the picturesque old market core, museums telling stories about ironworking, blacksmithing, and the town’s history, as well as traditional events for several decades, invite everyone who enjoys exploring and seeks new experiences.

Until recently, locals did not recognize the potential for developing the town as a tourist destination, which, besides the above-mentioned attractions, lies in the midst of unspoiled nature on the slopes of Jelovica and represents an excellent opportunity for family trips, hiking tours, or cycling.

The hostel named Bajta Kroparca represents the first, almost revolutionary shift in the development of Kropa into a future new tourist destination in Upper Carniola. The hostel was created a few years ago through an extremely thoughtful and high-quality renovation of a former ironworkers’ house, with a clever arrangement of the building’s surroundings and the building’s appearance itself.

The hostel has 38 beds. In seven rooms, there are 33 beds available (bunk beds or regular single beds), and five beds are located in a room with a private bathroom and kitchenette. Each bed has its own wardrobe locker, and next to each bed there is a standard power outlet, a USB outlet, and a small spotlight. All rooms have free Wi-Fi.

On the ground floor of the building are common areas, starting with an entrance hall with reception; in the former farmhouse room (house) there is a dining room with a traditional farmhouse stove, which, along with homemade furniture, gives the space a touch of homely warmth and comfort. This is followed by a fully equipped kitchen where guests can prepare a quick snack or a healthy meal. On this floor, there are also two bathrooms and sanitary facilities available.

On the first floor, there are three rooms (one room with eight beds and two rooms each with four beds). The fourth room on this floor has a private bathroom and a small kitchen; this room has five beds.

In the attic, there are four rooms (a total of 17 beds), two bathrooms with toilets, and a third separate toilet.

In the basement, there is a technical room – boiler room (heat pump) and storage.

Next to the building stands a wooden structure used as a woodshed and auxiliary storage.

The building is located above the beautiful Kroparica stream; in the part of the courtyard below the building and above the stream, there is a very cleverly arranged resting area and a space for socializing (barbecue evenings, outdoor picnics, hot tub, Finnish sauna).

Kropa is 13 km from Radovljica, or a 10-minute drive by car (15 minutes to Bled or Kranj…). Residents and visitors in Kropa have access to all services and public institutions: a shop, post office, local office, bus station, clinic; Kropa also has a primary school, kindergarten, swimming pool, sports fields, and a restaurant…

The building was completely renovated in 2023 (all construction, craft, and installation works) using quality materials; all the equipment inside the building is made of solid wood and treated in an original way, which creates a relaxed atmosphere in all rooms of the building.

Hostel Bajta Kroparca has now been operating for the third year and achieves very good business results.

The seller conditions the sale on the buyer reimbursing part of the costs incurred during the sale of the property.
