We are mediating the rental of a 3-room apartment in the center of Ljubljana, in an exceptionally quiet and green location with a view toward Ljubljana Castle. The apartment is located in a well-maintained multi-apartment building with an elevator, situated in the immediate vicinity of the Puppet Theatre, the old town center, and all important city infrastructure.

The apartment is located on the fourth floor, which ensures plenty of natural light. It comprises a spacious living area with a kitchen and dining area, two separate bedrooms, a bathroom, and a balcony or loggia. The layout allows comfortable living for a family, as well as for a couple or roommates. The apartment also includes a basement storage room.

The roof was renovated in 2007, the installations and windows in 2003, and the furniture was renovated in 2025. Heating is central. The average monthly costs are low and amount to around EUR 240. An energy certificate has been prepared for the building, and the building is classified in energy class D.

Parking is possible with a permit from the City Municipality of Ljubljana in the surrounding parking spaces in the city center. By agreement, parking is also possible in a garage box located approximately 100 meters from the building entrance. The parking space is subject to additional agreement.

The apartment is available from the beginning of August to mid-September 2026 for a monthly rental, or from January 2027 onward for a rental of several months. The apartment is currently not available for a one-year or longer rental. The security deposit is equal to one month's rent.

LANDLORD'S CONDITION FOR CONCLUDING THE DEAL: The landlord's condition for concluding the lease agreement is that the tenant covers part of the costs of preparing the documentation for drafting the lease agreement, drafting the lease agreement, drafting the handover report and carrying out the handover of the property, cooperating in the transfer of subscriptions and/or notifying the property manager and suppliers about the concluded lease relationship, preparing and storing documents and photographic material, and legal advice in concluding the lease relationship (+ VAT).

For brokerage agreements in real estate transactions concluded between business entities/legal persons - in the event of concluding a lease agreement, the tenant shall pay the agency fee in the amount of one month's rent + VAT.
