We offer for rent a 3-room apartment in the heart of Ljubljana, in an exceptionally quiet and green location with a view towards Ljubljana Castle. The apartment is located in a well-maintained multi-residential building with an elevator, situated in the immediate vicinity of the Puppet Theatre, the old town center, and all important city infrastructure.

The apartment is on the fourth floor, which ensures plenty of natural light. It includes a spacious living area with a kitchen and dining space, two separate bedrooms, a bathroom, and a balcony or loggia. The layout allows comfortable living both for a family, as well as for a couple or roommates. The apartment also includes a basement storage room.

The roof was renovated in 2007, installations and windows in 2003, and the furniture was renewed in 2025. Heating is centrally arranged. Average monthly costs are low, around 240 EUR. An energy certificate has been issued for the building, which belongs to energy class D.

Parking is possible with a permit from the Municipality of Ljubljana in the surrounding parking spaces in the city center. By arrangement, parking in a garage box located approximately 100 meters from the building entrance is also possible. The parking space is subject to an additional agreement.

The apartment is available from mid-June 2026 to mid-September 2026 for a short-term lease or from January 2027 to April 2027. The apartment is currently not available for a one-year or longer lease. A security deposit equivalent to one month’s rent is required.

LANDLORD’S CONDITION FOR CONCLUDING THE CONTRACT: The landlord’s condition for concluding the lease agreement is that the tenant covers part of the costs related to the preparation of documentation for drafting the lease agreement, drafting the lease agreement, drafting the handover protocol, and conducting the handover of the property, cooperation in transferring subscriptions or notifying the property manager and suppliers about the concluded lease relationship, preparation and storage of documents and photographic material, and legal advice in concluding the lease relationship (+ VAT).

For brokerage contracts in real estate transactions concluded between business entities/legal persons – in case of concluding a lease agreement, the tenant assumes payment of agency fees in the amount of one month’s rent + VAT.
