We are renting a multifunctional commercial space on the ground floor of a renovated commercial building with high ceilings, access for freight vehicles, and a high electrical power connection.
It is also possible to rent only the office/retail space without the warehouse.
The space can be used for various purposes, from retail, office, handcraft workshop, etc. Some of the walls in the space can be prefabricated, so the space also offers flexibility and the possibility of adaptation to the tenant.
The landlord provides 14 parking spaces in the arranged courtyard for a tenant who would take the offices and warehouse.
Operating costs and additional rental costs:
- Heating: fixed monthly cost of 1.6 €/m². (The large warehouse with an area of 1,058 m² is currently not heated.)
- Electricity: billed according to the sub-meter (based on actual consumption),
- Water and shared use of sanitary facilities: 10 € per employee per month,
- Building security and electronic access (reception, barrier): the cost is determined according to the method of use (number of employees, frequency of access, working hours, etc.) and usually amounts to between 100 € and 250 € per month,
- NUSZ: billed according to the valid decision, proportionally based on the area and rental period. For 2025, it amounts to approximately 0.72 €/m²/month.
- Waste removal: arranged and paid by the tenant directly to the selected provider,
- Maintenance of common areas: fixed monthly cost by agreement, depending on the activity, number of employees and intensity of use.
- Shared use of outdoor areas ("Park"): by agreement,
- Parking spaces: 60 € per parking space per month.
Approximate operating costs:
- Commercial premises (offices, production, retail and small warehouse): average 3.5 €/m²/month (including NUSZ).
- Large warehouse (1,058 m2): approximately 1 €/m²/month, with NUSZ accounting for the largest share.
The premises are located in a secured area, so they are not suitable for activities that have a high customer traffic.

Landlord's condition for concluding the transaction:
- Minimum lease term of 60 months,
- The amount of the security deposit is: 12,932 EUR,
- The tenant must be a 100% VAT taxpayer,
- The tenant shall bear part of the additional services costs, i.e. the preparation of the lease agreement, which includes the following actions by the agent: handover of the property and preparation of the handover report, assistance with the transfer of subscriptions, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant, at the advertised rent and lease term, pays a one-time fee for additional services of 6,466 EUR plus 22% VAT, totaling 7,888.52 EUR,
