Češnjevek near Cerklje na Gorenjskem – building land for tourist activities
The land is located on the edge of the village of Češnjevek, in the immediate vicinity of the Češnjevek ponds, and just under one kilometer away is Strmol Castle – one of the most beautiful and best-preserved Slovenian castles, whose history dates back to the 13th century. Today it operates as a protocol venue and boutique destination.
A walk from the plot to the castle leads past the Češnjevek ponds, a picturesque natural oasis where the water surface and green surroundings create a relaxing, almost park-like environment. The described combination of natural scenery and cultural heritage represents exceptional potential for the development or expansion of tourist or boutique accommodation facilities in this area.
The total area of the land is 5,410 m², of which the building land portion covers 2,781 m², while the remaining 2,629 m² is agricultural land.
For construction on the building portion of the land, a building permit was issued in 2016 for the construction of a tourist center comprising a pavilion, landscaped park area, additional buildings, and a parking lot. The pavilion was planned with floor dimensions of approximately 16–21 m x 12–14 m and designed as a ground-floor building. The building permit has since expired and serves only as an informational basis, as it illustrates one of the possible solutions for the placement and development of a tourist facility on the subject land.
The conceptual design of the facility was intended for receiving visitors and for presentations, educational activities, therapies, and other activities related to the natural environment. The attached photographs show the conceptual 3D design (renderings) of the planned pavilion.
The remaining part of the land was intended for the arrangement of a themed park with an herb and medicinal garden. The medicinal section would be planted with medicinal plants, herbs, and native wild-growing species, while the rest of the park would be complemented by special plantings. The entire layout was designed as a space for relaxation and experiencing nature.
The area also includes planned parking for approximately 16 parking spaces and a bus stop.
The described project was designed in close connection with the nearby Češnjevek ponds, which complement the purpose of the area in terms of content. Together with the forests and surrounding vegetation, the ponds represent an important habitat for various animal species and at the same time a popular area for recreation, walks, and fishing.
Given the location, designated use, and already verified possibility of placing a tourist project, the land represents an interesting investment opportunity with the potential to develop a new concept of tourist or boutique accommodation facilities. The existing (expired) project documentation can serve the investor as a reference basis for further planning.
On the building part of the plot, connections to the electricity and water supply networks have already been arranged. During the process of obtaining the building permit, the utility contribution for the planned construction was also paid, which reduces the costs of the future investment.
Such locations with clearly defined tourist use, a natural backdrop, and proximity to recognizable landmarks are rare on the market, which is why the land offers long-term investment potential and the possibility of creating a new, recognizable tourist story.
The seller is a VAT taxpayer, so the purchase price for the building part of the land is charged with VAT at the applicable rate (22%). VAT is not included in the advertised price.
The seller conditions the sale on the buyer reimbursing part of the costs incurred in the sale of the property.
