Detailed property description

We are mediating the rental of a bright office space - an office located in a commercial building in lower Šiška, near the city center. The space is located in the attic of the commercial building on the 1st floor.

Area
The office space comprises 15 m2. Shared use of the kitchen and restroom facilities is available.

There is a toilet on each floor, with separate men's and women's toilets on the ground floor. In addition, there is a kitchenette on the ground floor and on the second floor / attic, available to all tenants.

The office space is heated with IR panels. Each tenant pays monthly costs for electricity, water, waste removal, management, cleaning of the commercial building, and security based on the cost allocation key. Heating is charged according to the rented square footage of the office premises, while other costs are charged according to the number of persons using the rented office space.

The costs amount to 4-5 EUR/m2 in winter and 2-3 EUR/m2 in summer. The land use fee is paid by the tenant/user in accordance with the law directly to FURS, which means that I send the contract directly to MOL and they then forward the data to FURS, which then issues the decision directly to the tenant.

Parking space
Parking is available in front of the house or in the immediate vicinity of the commercial building.

Location
The office space is located in a commercial building in lower Šiška. The building was built in 1896 and partially renovated. Paid parking spaces are always available in front of the commercial building (0.60 EUR per hour from 8:00 to 19:00).

The commercial building is open from 5:00 to 23:00. Clients contact the tenant via the intercom. At night, the building is protected by an alarm system, and access to the office premises is also possible with an assigned personal code. In addition, the commercial building also has a security contract with the company Sintal.

There is a bicycle storage area in the courtyard. Access by bicycle is possible only through the gray gate to the courtyard. The tenant receives a remote control against payment of a deposit in the amount of 25 EUR, which is returned without interest to the tenant's bank account upon termination of the contract and return of the remote control.

Additional
The rental price for the office space is 150 EUR + VAT + costs.

Before the handover of the office and the commercial building keys, the tenant is obliged to pay a security deposit in the amount of one month's rent, in this case 150 EUR, which is returned to the tenant without interest upon termination of the contract and settlement of all obligations.

Condition for rental
Rental for a minimum period of 12 months. The tenant shall bear part of the cost of preparing the lease agreement, which includes the following actions by the agent: handover of the property and preparation of the handover report, assistance with the transfer of subscriptions, preparation and storage of photographic material, i.e. the tenant pays 150 EUR + 22% VAT on the advertised rent.
